		<title>BAD or JUST PLAIN UGLY&#8230;..NEED ADVICE ON DECORATING?</title>

			<content:encoded><![CDATA[<p style="text-align: left"><img class="alignleft size-thumbnail wp-image-592" style="margin: 5px;border: 3px solid black" src="http://kimsellsnwa.com/files/2009/10/071231j-150x150.jpg" alt="071231j" width="250" height="250" />If this looks like a room in your house&#8230;&#8230;.I would urge you to re-decorate!   Now don&#8217;t get me wrong, everyone has a right to live any way they wish and people have different taste, however, if it is your wish to move, you should consider re-decorating your home in order to sell.  I personally would offer a <strong>FREE</strong> consultation to anyone wanting <em>my</em> advice<strong>! </strong>It is amazing what a little paint and new carpet would do and a few trash bags!!</p>
<p style="text-align: left">You don&#8217;t have to spend a lot of money these days to re-do a room.</p>
<p style="text-align: left">I suggest to first, remove all the furniture, replace the carpet with a neutral tone or better yet hardwood flooring.  There are a lot of new products on the market that are extremely affordable that actually look like hardwood flooring. The mere fact that it would be easier to keep clean would be enough reason for me to change.</p>
<p style="text-align: left">The next thing I would suggest is to paint and not with the cheapest paint you can find.  It has been my experience that if you spend a little more up front it will save you in the long run.  <a href="http://www.lowes.com/lowes/lkn?action=home">Lowes</a> or <a href="http://www.sherwin-williams.com/do_it_yourself/index.jsp">Sherwin-Williams</a> are the experts here but I would suggest again a neutral tone in the off whites or if you dare to be bold a chocolate color.  Whatever color you decide,  choose at least three colors in the same tone and take home a small sample  of each they only cost about $3.00 each and paint an area of about two feet by three feet of each color and let it dry completely before you add a second coat.</p>
<p style="text-align: left">Another tip is to paint the trim white.  Whatever color  you decide to paint,  the trim will certainly pop!   If you paint your walls white then I can only suggest that you paint the trim an <em>off</em> white color.  Plus don&#8217;t forget the windows, two inch faux wood blinds are very popular and actually for the most part pretty affordable!  If you feel you need  more window dressings then check out<a href="http://www.shopstyle.com/browse?fl=r161"> </a> <a href="http://www.shopstyle.com/browse/drapery?fl=r161">Bed Bath &amp; Beyond</a> or <a href="http://www.pier1.com/catalog/browse/0603.window-panels">Pier One</a> and yes even<a href="http://www.walmart.com/home"> Wal-Mart</a>!   Please don&#8217;t go over board with fancy smancy drapes, keep it simple!</p>
<p>My final suggestion is that you SHOP and I mean bargain SHOP !  You can find almost anything at a flea market or at an <a href="http://www.auctionsbyprice.com/index.html">Auction</a>, so look in the paper for the auctions and take a friend with you to keep you grounded.   Also check out <a href="http://www.walmart.com/catalog/catalog.gsp?cat=103150">Wal-Mart</a> and other department stores for sales on furniture.</p>

<p>The decision to sell was a hard one for me.  My husband built this house for me about 11 years ago when my boys were babies,  it is MY design, we have been very happy raising our two boys here.  There is plenty of room to ride dirt bikes and four wheelers or for the dogs and kids to run and play!  The home is approximately <strong>4200 square fee</strong><strong>t</strong> more or less situated on <strong>4.2 Acres </strong> with  mature shade  trees.  There are three (3) driveways, One circle drive in the front and two(2) in the back for easier access with heavy equipment.</p>
<p>We really love the small town atmosphere in <a href="http://www.cityofgravette-ar.gov/">Gravette </a> and we really like the  <a href="http://portal.lions.k12.ar.us/GHS/default.aspx">Gravette School system</a>.   Gravette is  a quiet little town with a few gas stations, a grocery store,  and some &#8220;mom &amp; pop&#8221; restaurants until Friday Night Football comes !</p>
<p>The new football stadium is &#8220;state of the art&#8221; and everyone loves it.  <img class="alignleft size-thumbnail wp-image-522" style="margin-left: 5px;margin-right: 5px" src="http://kimsellsnwa.com/files/2009/09/gravette-football-stadium-150x150.jpg" alt="gravette football stadium" width="150" height="150" />Gravette is only about <strong>20 minutes from Wal-Mart Home Office and XNA Airport</strong>.  We have made some  life long friends in Gravette and don&#8217;t plan on leaving the area.   We decided to sell because my oldest son is graduating high school this year and  our younger son is in junior high and we just feel it is time to move !</p>

All  the bedrooms are very large approximately 15 x 15.   The Master suite is 15 x 19 with plenty of space for a sitting area!  The <strong>master closet </strong>has <strong>25 Drawers </strong>with a separate his and her area.  So you don&#8217;t need a dresser! The other bedrooms have huge walk-in closets too with lots of shelving for clothes and toys!  The Master Suite is upstairs  along with another bedroom and a bonus room which is 20 x 11.7. <img class="alignright size-medium wp-image-484" style="margin-left: 5px;margin-right: 5px" src="http://kimsellsnwa.com/files/2009/09/VESPER-LANE-25-Drawers-Master-Closet-2-200x300.jpg" alt="VESPER LANE 25 Drawers Master Closet" width="200" height="300" />The <strong>Master bath/spa</strong> has a corner whirlpool bath with tiled steps leading up into the bath and a separate shower, there are two (2) sinks and a vanity with many drawers plus a linen closet. The bathroom is very spacious and no worries with trying to get ready at the same time your spouse is getting ready!   The <strong>open balcony</strong> overlooks the large living area. The other two (2) bedrooms are downstairs with a full bath. The formal dining room is open and spacious with lots of natural light and beautiful <strong>dark cherry stained hardwood floors</strong>. The living room is 24.8 x 21.4 and has a large wood burning fireplace, very high cathedral ceilings, two (2) ceiling fans, in-layed carpet with hardwood floor surrounding.  The kitchen and living room is separated by <strong>two (2) large columns</strong> that match the <strong>massive staircase</strong>, with tons of cabinets and storage in the kitchen which is 21.9 x 13.  A built in microwave and wall oven with touch screen control and a smooth top surface cook top . There is a <strong>built-in kitchen table </strong>that seats four (4) with storage underneath and  a very large walk-in pantry with stainless steel free standing shelves.</p>

<p>I got a phone call from someone I spoke to a long time ago, probably over a year and a half ago.   She called after she read the blog about <em>ice cream</em> and said<span id="more-388"></span> she had been thinking about me.  Her neighbor has been trying to sell their house for quite some time and she thought she could use an <em>Enthusiastic Realtor, </em>like me!  I was thrilled that she thought of me after all this time, evidently I made an impression!   Ironically, she remembered me because I said&#8230;..&#8221;<em>I was a hungry Realtor</em>&#8221; meaning I am hungry enough to work hard  to sell her house!   She said  her friends&#8217;  Realtor was very negative about the current state of affairs, how the economy is SO bad, and  blah, blah, blah&#8230;&#8230;so she thought I would be more of service to her.  I hope her neighbor will call me when the time is right for her.</p>
<h3><strong>Enthusiastic Realtor</strong></h3>
<p>I truly love what I do, and I guess it shows.   I feel we as Realtors cannot go around like <em>&#8220;Debbie downers&#8221;.</em> Always spewing negativity, I think the general public gets enough bad news from TV.    We need to have a positive attitude and let<strong> <em>that</em></strong> spread!  Please don&#8217; misunderstand me I am well aware the country as a whole, is in financial trouble, however, every Real Estate Market is different. Here in Northwest Arkansas we haven&#8217;t had it <em>so</em> bad. There are real deals out there from bank owned properties to desperate sellers and sellers who need to sell their houses for whatever reasons, the interest rates are still very low.  I know there are vacant lots in unfinished subdivisions and an <em>excess </em>of new constructed homes that have been sitting for awhile here in Northwest Arkansas, but as a whole, this little part of the USA could say <em>thanks for the blessings! </em></p>
<h3><strong>NO Down Payment?</strong></h3>
<p><span style="font-weight: normal"><img class="alignleft" style="margin-left: 5px;margin-right: 5px" src="http://kimsellsnwa.com/files/2009/08/happy-house-with-money-in-hand.jpg" alt="happy house with money in hand" width="118" height="119" />For the &#8220;first time home buyers&#8221; you are</span><strong> </strong><em>crazy</em><span style="font-weight: normal"> for not buying </span><strong>NOW</strong><span style="font-weight: normal"><strong>!</strong></span><span style="font-weight: normal"> You will get </span><a title="More info on the $8,000 tax credit" href="http://kimsellsnwa.com/2009/08/14/do-you-want-8000-00/" target="_self"><span style="font-weight: normal"><strong>$8,000.00</strong></span></a><span style="font-weight: normal"><a title="More info on the $8,000 tax credit" href="http://kimsellsnwa.com/2009/08/14/do-you-want-8000-00/" target="_self"> back</a> when you file your 2009 tax return.  However, time is running out, you must close by November 30, 2009 to qualify. It is taking a little longer these days to close, at least 30 days and more than often 45 days.</span></p>
<p><span style="font-weight: normal">There is a <a href="http://www.rurdev.usda.gov" target="_blank">Rural Development Loan </a> <span style="font-size: 13px">if you qualify there is  <strong>NO DOWN PAYMENT!</strong> You do have to buy in a rural area, Bella Vista is a rural area, Centerton is a rural area, Farmington, Pea Ridge, Gravette, Gentry, and Decatur are all rural areas. </span></span></p>

<p style="margin-top: 0px;margin-right: 0px;margin-bottom: 15px;margin-left: 0px;padding: 0px">To qualify for the credit, the purchase must be made between Jan. 1, 2009 and Nov. 30, 2009. Buyers may not have owned a home for the past three years to qualify as “first time” buyer. They must also live in the house for at least three years, or they will be obligated to pay back the credit.<span id="more-354"></span></p>
<p style="margin-top: 0px;margin-right: 0px;margin-bottom: 15px;margin-left: 0px;padding: 0px">Additionally, there are income restrictions:  To qualify, buyers must make less than $75,000 for singles or $150,000 for couples. (Higher-income buyers may receive a partial credit.)</p>
<p style="margin-top: 0px;margin-right: 0px;margin-bottom: 15px;margin-left: 0px;padding: 0px">Applying for the credit will be easy &#8211; or at least as easy as doing your income taxes. Just claim it on your return.   No other forms or papers have to be filed. Taxpayers who have already completed their returns can file amended returns for 2008 to claim the credit.</p>

<h4>0% DOWN PAYMENT</h4>
<p><span style="font-weight: normal">I am sure everyone has heard there are no more 100% Loans out there&#8230;.<strong>NOT TRUE !</strong> There is.   A  <strong>0% Down Payment</strong> loan called an <strong>RD Loan </strong>(Rural Development) The USDA  loans are set for <strong>30 years </strong>at a <strong>fixed rate</strong>, and there is no limit on the price you pay for the home.   The only qualifying factor for the home itself is that it be situated within an approved USDA eligible area. Usually in the outlying areas such as Bella Vista, Centerton, Pea Ridge, Farmington, Prairie Grove, etc&#8230; and some parts of Bentonville may be eligible.</span></p>
<p style="margin-top: 0px;margin-right: 0px;margin-bottom: 1.667em;margin-left: 0px;padding: 0px">Typically, the USDA financing office likes to see a minimum credit score at or very close to <strong>620</strong>.   Borrowers with credit scores as low as<strong> 580</strong> may be approved,  however, they may not have any of the following:</p>
<ul style="margin-top: 0px;margin-right: 0px;margin-bottom: 1.667em;margin-left: 1.667em;padding: 0px">
<li><span style="padding: 0px;margin: 0px">foreclosure</span> in past 36 months.</li>
<li>Bankruptcy discharged within 36 months.</li>
<li>More than one 30 day late on consumer debts in past 12 months.</li>
<li>Accounts converted to collections within past 12 months.</li>
<li>Tax liens or delinquent government debts (including student loans).</li>
<li>Judgments outstanding in past 12 months.</li>
</ul>
<p><strong> </strong><img class="alignright size-full wp-image-365" style="margin-left: 5px;margin-right: 5px" src="http://kimsellsnwa.com/files/2009/08/pile-of-money.jpg" alt="pile of money" width="119" height="108" />Lenders are permitted to use a non-traditional credit report or verify your creditworthiness with other sources, such as: utility payment records, rental payments,  insurance payments, child care payments, payments to local stores, payments on medical bills, etc.</p>
<p>There is <strong>NO </strong>minimum loan amount for the USDA Rural Development loan program.   However, maximums do apply.   Typically, borrowers are limited to the appraised value of the home plus the 2 percent  Guarantee Fee.   The great news here is that you may finance 100 percent of the purchase price of your home (102 percent if you are financing in the 2 percent Guarantee Fee).</p>
