One may think this is a loft in Chicago or some other big city…..but this Urban Style Loft is actually located in a small outlying area in Sulphur Springs, Arkansas which is on the edge of Missouri. BAD or JUST PLAIN UGLY…..NEED ADVICE ON DECORATING?

If this looks like a room in your house…….I would urge you to re-decorate! Now don’t get me wrong, everyone has a right to live any way they wish and people have different taste, however, if it is your wish to move, you should consider re-decorating your home in order to sell. I personally would offer a FREE consultation to anyone wanting my advice! It is amazing what a little paint and new carpet would do and a few trash bags!!
You don’t have to spend a lot of money these days to re-do a room.
I suggest to first, remove all the furniture, replace the carpet with a neutral tone or better yet hardwood flooring. There are a lot of new products on the market that are extremely affordable that actually look like hardwood flooring. The mere fact that it would be easier to keep clean would be enough reason for me to change.
The next thing I would suggest is to paint and not with the cheapest paint you can find. It has been my experience that if you spend a little more up front it will save you in the long run. Lowes or Sherwin-Williams are the experts here but I would suggest again a neutral tone in the off whites or if you dare to be bold a chocolate color. Whatever color you decide, choose at least three colors in the same tone and take home a small sample of each they only cost about $3.00 each and paint an area of about two feet by three feet of each color and let it dry completely before you add a second coat.
Another tip is to paint the trim white. Whatever color you decide to paint, the trim will certainly pop! If you paint your walls white then I can only suggest that you paint the trim an off white color. Plus don’t forget the windows, two inch faux wood blinds are very popular and actually for the most part pretty affordable! If you feel you need more window dressings then check out Bed Bath & Beyond or Pier One and yes even Wal-Mart! Please don’t go over board with fancy smancy drapes, keep it simple!
My final suggestion is that you SHOP and I mean bargain SHOP ! You can find almost anything at a flea market or at an Auction, so look in the paper for the auctions and take a friend with you to keep you grounded. Also check out Wal-Mart and other department stores for sales on furniture.

BIG HOUSE ON SMALL ACREAGE FOR SALE | BENTON COUNTY ARKANSAS

Here is a Wonderful, Fantastic, Beautiful, Southern Style Home for Sale in Northwest Arkansas…..Americana at its’ best ! Okay…. one could say I am a little bias.…….this is my house I am putting on the market for $436,775.00
The decision to sell was a hard one for me. My husband built this house for me about 11 years ago when my boys were babies, it is MY design, we have been very happy raising our two boys here. There is plenty of room to ride dirt bikes and four wheelers or for the dogs and kids to run and play! The home is approximately 4200 square feet more or less situated on 4.2 Acres with mature shade trees. There are three (3) driveways, One circle drive in the front and two(2) in the back for easier access with heavy equipment.
We really love the small town atmosphere in Gravette and we really like the Gravette School system. Gravette is a quiet little town with a few gas stations, a grocery store, and some “mom & pop” restaurants until Friday Night Football comes !
The new football stadium is “state of the art” and everyone loves it.
Gravette is only about 20 minutes from Wal-Mart Home Office and XNA Airport. We have made some life long friends in Gravette and don’t plan on leaving the area. We decided to sell because my oldest son is graduating high school this year and our younger son is in junior high and we just feel it is time to move !
Tips to Selling Your Home…
I have taken my own advice and cleaned baseboards, windows, ceiling fans, closets etc., power washed everything that needed to be washed, did a little painting and sprucing up and feel like it is NOW OR NEVER!
This traditional ranch style country home has four (4) bedrooms, 3 Baths plus a small bonus room. A covered porch and very large deck make more room for entertaining. All the bedrooms are very large approximately 15 x 15. The Master suite is 15 x 19 with plenty of space for a sitting area! The master closet has 25 Drawers with a separate his and her area. So you don’t need a dresser! The other bedrooms have huge walk-in closets too with lots of shelving for clothes and toys! The Master Suite is upstairs along with another bedroom and a bonus room which is 20 x 11.7.
The Master bath/spa has a corner whirlpool bath with tiled steps leading up into the bath and a separate shower, there are two (2) sinks and a vanity with many drawers plus a linen closet. The bathroom is very spacious and no worries with trying to get ready at the same time your spouse is getting ready! The open balcony overlooks the large living area. The other two (2) bedrooms are downstairs with a full bath. The formal dining room is open and spacious with lots of natural light and beautiful dark cherry stained hardwood floors. The living room is 24.8 x 21.4 and has a large wood burning fireplace, very high cathedral ceilings, two (2) ceiling fans, in-layed carpet with hardwood floor surrounding. The kitchen and living room is separated by two (2) large columns that match the massive staircase, with tons of cabinets and storage in the kitchen which is 21.9 x 13. A built in microwave and wall oven with touch screen control and a smooth top surface cook top . There is a built-in kitchen table that seats four (4) with storage underneath and a very large walk-in pantry with stainless steel free standing shelves.

I MAY be a little prejudice but do feel this is a great home in a great area! Call me for an appointment 479-957-6100

EXIT Pro Realty is Hosting the Carnival of Real Estate #155 on Monday, August 31st!

I had just about forgotten that I signed up EXIT Pro to host the Carnival this month. This past Tuesday I started getting blog carnival emails and realized… “oh yeah, we’re hosting the carnival this week.” With that said, this week’s carnival theme is “Meat ‘n Taters.”
No offense to the vegetarians…
We’re BIG on technology around EXIT Pro. One thing we try to keep our agents from losing sight of is the fact that real estate is about people, not technology. To keep that in mind for us and for the rest of the real estate community, we thought we’d get back to basics and talk about the meat ‘n taters of real estate. We also love to propagate the stereotypes of the deep south so the theme accomplishes two goals. This week’s carnival winners will be loosely based on how well they apply some of the basic real estate principles of networking, prospecting, closing, yadda yadda. Of course, we’ll recognize other posts that tickle our worcestershire (that’s a steak joke).

If you think you want to buy a house you need to call me.…..This is a fantastic opportunity for first time home buyers t get into the Real Estate Market, but there is a deadline!
To qualify for the credit, the purchase must be made between Jan. 1, 2009 and Nov. 30, 2009. Buyers may not have owned a home for the past three years to qualify as “first time” buyer. IT’S A HEAT WAVE in Northwest Arkansas

Wow! Summer is here……does anyone remember rain or a cool breeze? It seems we always want what we don’t have or used to have! Much like our Real Estate Market……everyone seems to relish in the thought of what we USED to have, it was great, don’t get me wrong…….sellers asking almost any price and buyers saying sure! Buyers then turning around and flipping that house for a profit. It was exciting! All across America this was the “norm” not any more people! Todays’ market is what it is. I feel people need to understand what a fair market price is….it is what a willing buyer is willing to pay for your property, and the “comps” or comparables is what your neighboring property sold for.
INCENTIVES
There are lots of incentives, including the $8,000 Tax Credit if you buy before December. This means that when you buy a house and if you are a first time home buyer you will qualify for this tax credit and you will receive $8,000 after you file your 2009 tax return! Think about it……you could pay down your principal, pay off credit card debt, pay off a car loan, replace old appliances or flooring, buy a boat, rv, atv or whatever!
Sellers are getting into the groove as well……there are buyers incentives such as seller paying closing costs or floor allowance to add hardwood or new carpet or plantation shutters or two inch faux wood blinds and privacy fences, etc.
There are also Realtor incentives. Yes that’s right! There are Sellers willing to pay a higher commission than other people to make their property more noticeable. When Realtors see that there is a higher buyers’ agent fee than the rest we will definitely take a closer look to see if it would fit our buyer’s needs. I have also noticed that Realtors will offer bonuses, gift certificates to salons or restaurants, and even paid weekend getaways to the Realtor who gets an accepted offer.
Take all of this into consideration when you want to sell your house and think about all the other incentives that you could throw in! There are a lot of houses currently on the market so think of ways to make yours stand out. Todays’ market is what it is. Knowing what your neighboring property sold for and what a willing buyer may pay goes hand in hand!

Good Luck and remember the weather will always change and so will the Real Estate Market, we have to learn to adapt!
